8. (Finalize all issues & documents necessary for closing) At this point we will be ordering the appraisal, title insurance, preparing the warranty deed and other closing documents. We will be monitoring repairs or work requirements which have been negotiated as part of the Purchase and Sale Agreement or are required by the lender. You need to make sure that there are no leans against the home and ensure that there is a clear and marketable title before you agree to close the transaction and take possession of the home as the legal owner. Most likely you will not have to deal with such issues, but it’s always best to have a true professional on your side to help ensure that if something does come up, you will be protected.
